Does a historic building really need a damp-proof course?
Damp is one of the most common concerns raised when buying an older property.
A moisture meter is placed against a wall, a high reading is recorded and suddenly the recommendation is for an injected damp-proof course, waterproof render or another form of remedial treatment.
But when dealing with historic buildings, diagnosing damp is rarely that straightforward.
Many traditional properties were constructed without the type of damp-proof course we expect to find in modern buildings, and yet they may have performed successfully for well over a century.
So, does an old building really need a new damp-proof course?
How did historic buildings manage moisture?
Traditional buildings were constructed very differently from modern homes.
Solid brick or stone walls were commonly built using lime mortar and finished internally with lime plaster. These materials allow moisture to move through the building fabric and evaporate naturally.
Rather than attempting to create a completely waterproof structure, the building was able to manage small amounts of moisture.

Modern materials can complicate the picture
Historic walls are often altered using modern materials such as cement render, gypsum plaster and impermeable paints.
These can restrict evaporation.
Moisture that might previously have escaped naturally can then become concentrated within the wall, resulting in damp staining, salt deposits or deterioration of internal finishes.
Installing another impermeable treatment without understanding this wider issue may simply mask the symptoms rather than address the cause.
What about injected damp-proof courses?
Chemical damp-proof courses have their place in certain buildings, but they shouldn't automatically be considered the solution whenever moisture is identified.
Traditional walls can be thick, irregular and constructed from a mixture of materials, making treatment more complicated than simply drilling a row of holes and injecting a chemical barrier.
For listed buildings, proposed remedial work may also need additional consideration to ensure historic fabric isn't unnecessarily damaged.
Diagnose the cause before treating the symptom
The most important principle when dealing with damp in a historic building is relatively simple: Understand where the moisture is coming from first.
Sometimes the solution may be surprisingly straightforward.
Repairing a leaking gutter, lowering external ground levels, improving ventilation or replacing inappropriate cement pointing may address the underlying problem without extensive damp-proofing works.
In other situations, further investigation may genuinely be required.
The important thing is that the recommendation follows the diagnosis, not the other way around.
